1 · Privacy Policy

This website has no user accounts and no newsletter. Google Analytics runs on every page in cookieless mode: until you press Accept on the cookie card it stores nothing in your browser and sends Google only cookieless pings with no identifiers, which Google uses for aggregate modeling. After you press Accept it sets its cookies and counts visits and form use for us, with IP addresses anonymized and no advertising features; if you decline, it stays cookieless. The only places we receive information from you are the concierge search request on the home page and the “Let’s talk” chat, both described below — everything else on this site is passive.

What the site stores in your browser

The site keeps five small functional values on your own device, and nothing more:

• flr_first_charge — remembers that you have already seen the full opening animation, so it plays only on your first visit.
• flr_nav — a momentary marker (session storage) that lets the page-change wipe play when you move between pages; it is deleted the instant it is read and disappears when the tab closes.
• flr_cookie_consent — records the choice you make on the small consent card (accept or decline, and when), so the card does not ask again.
• flr_lang — remembers whether you chose English or Español, so the site takes you to your language next time.
• flr_chat_nudge — the date the small “Let’s talk” greeting last appeared (or that you sent a request), so it shows at most once a week.

These values are purely functional. They contain no personal information, no identifiers, and no browsing history; they never leave your device, and we have no way of reading them remotely.

When you contact us

The concierge form on the home page (“Start your search today”) asks for your name and phone number and, optionally, your city, ZIP and a note about what you are looking for. When you submit it, those details are sent by e-mail to our office through FormSubmit, a third-party form-delivery service that relays the message and does not use it for its own purposes, and a copy is recorded in the firm’s private Google Sheet so no request is lost. We receive it as an ordinary e-mail. Nothing is stored on this website itself.

The “Let’s talk” concierge chat on every page works the same way: it asks what you need, your name, your phone and, optionally, your e-mail, and only when you press “Send to Neily” are those answers e-mailed to our office through FormSubmit and recorded in the same private Google Sheet. The chat is a simple guided form, not an automated agent, and nothing you type is sent anywhere before you press Send.

After the message sends, the confirmation offers a WhatsApp button. That button is optional and opens only if you press it; if you do, the conversation moves to WhatsApp under Meta’s terms and privacy policy.

You can always skip the form entirely: call or text (786) 901-3198, or write to us on Instagram. Whatever you share with us, by any route, is used only to answer you and to serve your enquiry, and is never sold or shared for marketing.

The property search

The MLS/IDX property search is live on this site. It loads inside an embedded frame served by MLS Matrix, a third-party listing service, and that provider may set its own cookies and receive your IP address under its own privacy policy — we do not control what it collects. Anything you type into the search goes to that provider, not to us.

2 · Cookie Policy

This site sets no advertising cookies and no third-party trackers. Google Analytics cookies (_ga and _ga_*) are set only after you press Accept on the consent card, with IP addresses anonymized and no advertising features; before that, and if you decline, Google Analytics runs cookieless and stores nothing in your browser. The only other browser storage is the five functional keys described above — flr_first_charge, flr_nav, flr_cookie_consent, flr_lang, and flr_chat_nudge.

The consent card

Shortly after your first visit, a small card appears offering Accept and Decline. Your choice is stored in flr_cookie_consent so the card does not return. Declining does not restrict anything: the site works identically either way, because there is nothing to opt out of beyond the functional storage itself.

How to clear it

You can erase everything this site has stored at any time from your browser's settings — clear the site data (or cookies and site data) for this website. The only effect is that the opening animation plays in full again and the consent card asks once more.

Third-party frames

Cookies set inside the embedded property search belong to the search provider, not to us, and can be managed through that provider's own controls or through your browser's cookie settings.
